Rules

Liability

Lessee or their invited guests shall indemnify and save Island View, LLC harmless from any cost, liability, or expense arising out of any claim whatsoever by reason of the use, misuse, or condition of the lot and any of Island View, LLC property, or of any other cause. Lessee or their invited guests shall indemnify and save harmless Island View, LLC from any charge or expense arising out of their death or injury, or loss or damage to any property.

Lien

All property placed on the premises by lessee is subject to a lien in favor of the owner and said lien shall be in addition to the statutory landlordโ€™s lien, and all property left on the premises by lessee shall be deemed abandoned and may be disposed of by owner as they shall see fit.

Lessee Violations

If lessee should have a default in the payment of rent, or violate any of the provisions in this agreement; owner may notify lessee by mail or otherwise. Unless lessee shall cure said default within 3 days of said notice, owner may take possession of the premises and may institute the suit of Forcible Entry and Detainer and obtain a writ of possession thereby. In the event, that the owner files suit against lessee resulting from lesseeโ€™s default herein, the owner shall be entitled to recover a reasonable attorneyโ€™s fee. Venue for such proceedings shall be held in Marion County, Texas.

Agreement Changes

This agreement is subject to change at ๐€๐๐˜๐“๐ˆ๐Œ๐„ the owner feels necessary. The owner may add rules, regulations, and guidelines at their own discretion as issues arise or occur.

RV Sites

You ๐Œ๐”๐’๐“ have a 2010 or newer model R.V., Trailer, Motor Home, or Mobile Home, unless ๐€๐๐๐‘๐Ž๐•๐„๐ƒ by the owner. All units will be decided by the discretion of the owner.

Leases

Leases beginning prior to the 15th of the month will revert back to the 1st of the current month. Leases starting after the 15th will be moved to the 1st of the following month. This is to simplify bookkeeping.

Quiet Time

Quiet time is from ๐Ÿ๐ŸŽ๐๐Œ ๐ญ๐จ ๐Ÿ•๐€๐Œ ๐ƒ๐€๐ˆ๐‹๐˜.

No vehicles are to be stored or repaired on the property, WITHOUT permission from the owner.

Vehicles

Each lessee will be allowed ๐Ÿ ๐•๐ž๐ก๐ข๐œ๐ฅ๐ž๐ฌ ๐Ž๐๐‹๐˜ unless ๐๐‘๐ˆ๐Ž๐‘ ๐€๐๐๐‘๐Ž๐•๐€๐‹ by owner. Lessee ๐–๐ˆ๐‹๐‹ ๐๐Ž๐“ provide ๐€๐๐˜ guest with the gate code, ๐„๐€๐‚๐‡ ๐†๐”๐„๐’๐“ will be given their own. ๐“๐ก๐ž ๐ฅ๐ž๐ฌ๐ฌ๐ž๐ž ๐–๐ˆ๐‹๐‹ ๐›๐ž ๐ซ๐ž๐ฌ๐ฉ๐จ๐ง๐ฌ๐ข๐›๐ฅ๐ž ๐Ÿ๐จ๐ซ ๐€๐‹๐‹ ๐ ๐ฎ๐ž๐ฌ๐ญ๐ฌ. ๐†๐”๐„๐’๐“๐’ ๐Œ๐”๐’๐“ ๐€๐๐ˆ๐ƒ๐„ ๐๐˜ ๐€๐‹๐‹ ๐‘๐”๐‹๐„๐’ ๐š๐ง๐ ๐‘๐„๐†๐”๐‹๐€๐“๐ˆ๐Ž๐๐’.

Lessee

Lessee ๐’๐‡๐€๐‹๐‹ use their premise in such a way that it does ๐๐Ž๐“ constitute a nuisance or disturbance to ๐€๐๐˜ other tenant.

Firearms

Firearms shall ๐๐Ž๐“ be discharged on the premises; this includes air guns and BB guns.

Construction

๐€๐‹๐‹ construction or additions to the lot ๐–๐ˆ๐‹๐‹ ๐๐„๐„๐ƒ ๐€๐๐๐‘๐Ž๐•๐€๐‹ by the owner or a designee of their choice, and ๐–๐ˆ๐‹๐‹ comply with the owner standards and all CORPS of Engineers rules, regulations, and guidelines. Sale of improvements are allowed ๐๐„๐๐ƒ๐ˆ๐๐† ๐€๐๐๐‘๐Ž๐•๐€๐‹ from the owner for appearance, condition, and a current lease ๐Œ๐”๐’๐“ be in effect. If lessee fails to maintain lease, ๐€๐‹๐‹ improvements, materials, tools, etc, shall become property of the owner. Sale of existing unit is permitted with the ๐๐‘๐ˆ๐Ž๐‘ ๐€๐๐๐‘๐Ž๐•๐€๐‹ of the owner, and will be dependent on condition and age of unit.

Sublease

Lessee shall ๐๐Ž๐“ sublease lot.

Pets

Domesticated household pets ๐Ž๐๐‹๐˜. These pets ๐Œ๐”๐’๐“ be on a leash at all times, and supervised by their owners. ๐Ž๐ฐ๐ง๐ž๐ซ๐ฌ ๐ฐ๐ข๐ฅ๐ฅ ๐›๐ž ๐ซ๐ž๐ฌ๐ฉ๐จ๐ง๐ฌ๐ข๐›๐ฅ๐ž ๐Ÿ๐จ๐ซ ๐ฉ๐ž๐ญ ๐ฐ๐š๐ฌ๐ญ๐ž.

ATV's & Golf Carts

ATV's and Golf Carts are permitted. You must abide by the rules above. Loud Exhausts will not be permitted of any kind. Insurance is required with Island View as a certificate holder.

Speed Limit

Speed limit in the park is ๐Ÿ๐ŸŽ ๐Œ๐๐‡, and ๐ฒ๐จ๐ฎ ๐š๐ซ๐ž ๐ญ๐จ ๐๐ซ๐ข๐ฏ๐ž ๐จ๐ง ๐๐ž๐ฌ๐ข๐ ๐ง๐š๐ญ๐ž๐ ๐ซ๐จ๐š๐๐ฌ ๐Ž๐๐‹๐˜, driving on the grass or creating new trails/roads will NOT be permitted; failure to abide is subject for termination of lease.

Utilities

Owner shall provide at their expense, water and sewer to the property. Lessee will be billed monthly for electric usage. All requests for other maintenance shall be made to the owner or agent, and lessee shall not incur any expense for maintenance without written approval from owner. Lessee will deposit trash only in approved areas: owner will remove trash from these approved areas only.Electric-$75 Deposit required. We have a meter at each pedestal that IV will read and bill you for monthly
