Rules

Liability

Lessee or their invited guests shall indemnify and save Island View, LLC harmless from any cost, liability, or expense arising out of any claim whatsoever by reason of the use, misuse, or condition of the lot and any of Island View, LLC property, or of any other cause. Lessee or their invited guests shall indemnify and save harmless Island View, LLC from any charge or expense arising out of their death or injury, or loss or damage to any property.

Lien

All property placed on the premises by lessee is subject to a lien in favor of the owner and said lien shall be in addition to the statutory landlord’s lien, and all property left on the premises by lessee shall be deemed abandoned and may be disposed of by owner as they shall see fit.

Lessee Violations

If lessee should have a default in the payment of rent, or violate any of the provisions in this agreement; owner may notify lessee by mail or otherwise. Unless lessee shall cure said default within 3 days of said notice, owner may take possession of the premises and may institute the suit of Forcible Entry and Detainer and obtain a writ of possession thereby. In the event, that the owner files suit against lessee resulting from lessee’s default herein, the owner shall be entitled to recover a reasonable attorney’s fee. Venue for such proceedings shall be held in Marion County, Texas.

Agreement Changes

This agreement is subject to change at 𝐀𝐍𝐘𝐓𝐈𝐌𝐄 the owner feels necessary. The owner may add rules, regulations, and guidelines at their own discretion as issues arise or occur.

RV Sites

You 𝐌𝐔𝐒𝐓 have a 2014 or newer model R.V. or Motor home. If older pictures are required for approval.

Leases

Monthly Guests: If you check in prior to the 10th, there is no prorating. If you Check out after the 15th, there will be no prorating. If rent is not paid by the 10th or an arrangement has not been made your code will expire.

Quiet Time

Quiet time is from 𝟏𝟎𝐏𝐌 𝐭𝐨 𝟕𝐀𝐌 Weekdays & 11pm to 7am on Weekend

No vehicles are to be stored or repaired on the property, WITHOUT permission from the owner.

Vehicles

Each lessee will be allowed 𝟐 𝐕𝐞𝐡𝐢𝐜𝐥𝐞𝐬 𝐎𝐍𝐋𝐘 unless 𝐏𝐑𝐈𝐎𝐑 𝐀𝐏𝐏𝐑𝐎𝐕𝐀𝐋 by owner. Lessee 𝐖𝐈𝐋𝐋 𝐍𝐎𝐓 provide 𝐀𝐍𝐘 guest with the gate code, 𝐄𝐀𝐂𝐇 𝐆𝐔𝐄𝐒𝐓 will be given their own. 𝐓𝐡𝐞 𝐥𝐞𝐬𝐬𝐞𝐞 𝐖𝐈𝐋𝐋 𝐛𝐞 𝐫𝐞𝐬𝐩𝐨𝐧𝐬𝐢𝐛𝐥𝐞 𝐟𝐨𝐫 𝐀𝐋𝐋 𝐠𝐮𝐞𝐬𝐭𝐬. 𝐆𝐔𝐄𝐒𝐓𝐒 𝐌𝐔𝐒𝐓 𝐀𝐁𝐈𝐃𝐄 𝐁𝐘 𝐀𝐋𝐋 𝐑𝐔𝐋𝐄𝐒 𝐚𝐧𝐝 𝐑𝐄𝐆𝐔𝐋𝐀𝐓𝐈𝐎𝐍𝐒.

Lessee

Lessee 𝐒𝐇𝐀𝐋𝐋 use their premise in such a way that it does 𝐍𝐎𝐓 constitute a nuisance or disturbance to 𝐀𝐍𝐘 other tenant.

Firearms

Firearms shall 𝐍𝐎𝐓 be discharged on the premises; this includes air guns and BB guns.

Construction

𝐀𝐋𝐋 construction or additions to the lot 𝐖𝐈𝐋𝐋 𝐍𝐄𝐄𝐃 𝐀𝐏𝐏𝐑𝐎𝐕𝐀𝐋 by the owner or a designee of their choice, and 𝐖𝐈𝐋𝐋 comply with the owner standards and all CORPS of Engineers rules, regulations, and guidelines. Sale of improvements are allowed 𝐏𝐄𝐍𝐃𝐈𝐍𝐆 𝐀𝐏𝐏𝐑𝐎𝐕𝐀𝐋 from the owner for appearance, condition, and a current lease 𝐌𝐔𝐒𝐓 be in effect. If lessee fails to maintain lease, 𝐀𝐋𝐋 improvements, materials, tools, etc, shall become property of the owner. Sale of existing unit is permitted with the 𝐏𝐑𝐈𝐎𝐑 𝐀𝐏𝐏𝐑𝐎𝐕𝐀𝐋 of the owner, and will be dependent on condition and age of unit.

Sublease

Lessee shall 𝐍𝐎𝐓 sublease lot.

Pets

Domesticated household pets 𝐎𝐍𝐋𝐘. These pets 𝐌𝐔𝐒𝐓 be on a leash at all times, and supervised by their owners. 𝐎𝐰𝐧𝐞𝐫𝐬 𝐰𝐢𝐥𝐥 𝐛𝐞 𝐫𝐞𝐬𝐩𝐨𝐧𝐬𝐢𝐛𝐥𝐞 𝐟𝐨𝐫 𝐩𝐞𝐭 𝐰𝐚𝐬𝐭𝐞.

ATV's & Golf Carts

ATV's and Golf Carts are permitted. You must abide by the rules above. Loud Exhausts will not be permitted of any kind. Insurance is required with Island View as a certificate holder.

Speed Limit

Speed limit in the park is 𝟏𝟎 𝐌𝐏𝐇, and 𝐲𝐨𝐮 𝐚𝐫𝐞 𝐭𝐨 𝐝𝐫𝐢𝐯𝐞 𝐨𝐧 𝐝𝐞𝐬𝐢𝐠𝐧𝐚𝐭𝐞𝐝 𝐫𝐨𝐚𝐝𝐬 𝐎𝐍𝐋𝐘, driving on the grass or creating new trails/roads will NOT be permitted; failure to abide is subject for termination of lease.

Utilities

Owner shall provide at their expense, water and sewer to the property. Lessee will be billed monthly for electric usage. All requests for other maintenance shall be made to the owner or agent, and lessee shall not incur any expense for maintenance without written approval from owner. Lessee will deposit trash only in approved areas: owner will remove trash from these approved areas only. Electric-$150 Deposit required. We have a meter at each pedestal that IV will read and bill you for monthly.
